When do I require a building approval?

Any building work generally will require a building approval. This includes alterations and additions to a building such as adding a pergola, deck or carport. There are some exceptions but we advise that you inquire about whether or not your work needs an approval as siginificant penalities can apply if you conduct work without an approval.

Who can issue a building approval?

A building approval must be issued by a licensed building certifier. At Certifiers Queensland we have two qualified certifiers on staff who have the experience and knowledge to process your approval.

When are inspections required?

Inspections occur at various stages during the building process. On most occasions an inspection will be required on the footing, slab and frame and a final inspection is made once bulding work has been completed.

What do I have to provide to get a building approval?

There are number of documents that need to be submitted in order to process your building approval. We require documents such as IDAS forms 1 and 2 in addition to your engineering and proposed plans drawn by a licensed drafts person. Do you do work for Owner Builders?

We only provide approvals for registered builders.

How long does an approval take and how much does it cost?

The length of time it takes for an approval to be processed can vary. Each building approval may require a variety of permits from council such as plumbing, water meters and relaxations. There also may be issues with your plans that need to be resolved in order for it to be compliant with regulations and planning schemes. It is therefore difficult to place a time frame on a building approval as each application is different.

As each application requires different permits and there may be issues that need to be resolved an exact cost for a building approval is difficult to define.
